Ceiling & Water Damage Repair for Rentals and Flips: What Changes
Water damaged ceiling repair on a rental or a flip uses the same method as on an owner-occupied house: fix the source, cut out the wet board back to dry framing, check the insulation, hang new board, tape and match the texture. What changes is the budget, the timeline and how clean the finish has to be. Our work starts at $350 per ceiling area. The one shortcut that backfires on every property type is painting over the stain.
What changes for a rental?
Your standard is "sound, safe and does not come back." You do not need a showroom ceiling, but you do need the board to be dry and the texture to match well enough that the next tenant does not photograph it.
- Tenants are in the way. Dust control matters more with someone living there. We use plastic, zip walls and a HEPA vac on every interior job, not a bedsheet over the doorway.
- A sagging ceiling over an occupied room is urgent. If the ceiling is sagging or the paper is peeling when touched, nobody should use the room below it. Saturated half-inch board holds a surprising amount of water.
- Repeat stains cost you more than the repair. A clogged AC drain in a rental often gets ignored until the stain shows up. A condensate line is far more common a culprit than most landlords expect, and tenants rarely check it. Put it in your service routine.
- Your obligations depend on the lease and Florida law. We cannot advise on notice periods or tenant rights, so check with your attorney or property manager.
What changes for a flip?
On a flip, the ceiling is read by inspectors and buyers. A water ring is the first thing that gets circled. Here the standard rises:
- Texture match is the thing. A patch that shows from the doorway can drag down the whole house. We match knockdown and orange peel, which is the part most handymen skip.
- The stain cannot be hidden. Painting over it hides it for about three months, then it bleeds back. If your listing lasts longer than that, or an inspection lands before your sale does, you are in trouble. Sellers generally have to disclose known problems that affect value, and ask your agent or attorney what applies. - Timing is tight. We give photo estimates by text, so you get a price without booking a two-hour window.

The starting price does not change by property type. What moves it is the size of the cut-out, whether the insulation above is wet, the texture and access. Multiple stained areas are priced separately.
What cannot be skipped on any property?
Finding the source. Replacing drywall before the source is fixed is money thrown away. The three usual culprits here are a roof leak, a clogged AC condensate line, and an attic supply line. On a flip, ask the inspector or your AC tech to look at the drain. On a rental, ask the tenant when the stain first appeared and whether the AC has been running unusually.
Checking the insulation above. Wet blown-in insulation stays wet and will re-stain a brand new ceiling. This is the step quick jobs skip, and on a flip it is the step that gets exposed in a re-inspection. See the most common ceiling and water damage repair mistakes.
Cutting back to dry framing. A patch around the visible ring is not a repair. The damp board around it is larger.
Can I get several ceilings quoted at once?
Yes. Text photos of each ceiling, labelled by room, and we price each stained area separately. When should I not call a drywaller yet?
If the roof is still leaking, the drain is still clogged or a roof or AC replacement is coming, wait. If a stain is old, dry, and the board is firm, a stain-blocking primer and paint may be enough, and we will tell you.
