Garage drywall cost starts from $1,200 per garage with us, and the real number depends on a handful of things you can see from the driveway: how big the garage is, whether the ceiling is already boarded, which walls need fire-rated board, and how finished you want it. A lanai enclosure is priced on its own layout, because moisture-resistant board and the wall assembly behind it change the work. Below is what moves the price and what a fair quote should spell out.
What does the $1,200 starting price actually cover?
It covers an unfinished garage walled in with drywall, taped and textured, with dust control on the job. Plenty of homes here were handed over with the studs bare, or with the ceiling boarded and the walls left open. Finishing it is one of the cheapest ways to make a garage usable: it cuts dust, it slows the heat coming straight through the walls, and it gives you something solid to mount shelving to.

None of these is a surprise charge. They are the things we ask about when you text photos, so the figure we send is the figure we work to.
Why does fire-rated board matter for the price?
The wall between the garage and the house, and the ceiling under living space, are fire separation assemblies. That generally means 5/8" type X board, and the joints have to be finished, not just screwed up and left. It costs a bit more than standard half-inch board and takes more care.
This is the line item that cheap bids tend to skip. Getting it wrong surfaces at resale, on an inspection report, at the worst moment. If a quote does not say what board goes on the house wall and the ceiling, ask. The answer tells you a lot about the contractor. How is a lanai priced differently?
Enclosed lanais are the other common job here. A lanai conversion sits in a high-humidity wall assembly, so standard board on an exterior-facing lanai wall is asking for trouble. We use moisture-resistant board where it belongs, and we will say where we think a vapor problem is being built in rather than solved.
That honesty can change the price. If the wall behind the board is not set up right, painting over it does not fix it, and a lanai that has a moisture path will show it in the board within a season or two. We would rather tell you that before we hang anything than quote the cheapest board and let you find out later. The cost depends on the wall area, how much of the original enclosure framing is usable, and what has to be sorted out behind the board.
What should a fair garage drywall quote include?
A fair quote lists, in plain words:
- The board type for each surface, including type X for the fire separation walls and ceiling.
- How many coats of compound and the finish level.
- Whether texture is included, and if it adjoins finished space, how it will match.
- What dust control is used. Ours is plastic, zip walls and a HEPA vac, not a bedsheet over the doorway.
- What is not included, such as painting, electrical, or moving stored items.
- A timeline. Most single garages finish in two to three days including drying time.

Is a very cheap quote a warning sign?
Often. A low number usually means one of three things: standard board where fire-rated board is needed, joints left with only one coat, or a job quoted on paper that will grow once the contractor is on site. None of those saves you money. They move the cost to a later date, often on a home inspection. Is it worth doing at all?
Sometimes not. If the garage is a pure workshop that you are about to gut, or if you are selling next month "as is" and the garage is not a factor, skip it.
