Popcorn Ceiling Removal: The Questions Homeowners Ask Most

Here are the questions that come up on nearly every popcorn quote, answered in the order people tend to ask them. Where a number depends on something, the answer says what.

How much does popcorn ceiling removal cost?

Popcorn ceiling removal cost starts from $2 per square foot, and that covers scraping the popcorn, skimming the whole ceiling and finishing it with texture or smooth. It is measured on ceiling area. A 12 by 15 foot room is 180 square feet, so it starts from $360. The final price moves with ceiling height, how many coats of paint are on the popcorn, any drywall repairs underneath, and whether you choose knockdown or a smooth finish.

Does my house have asbestos in the ceiling?

You cannot tell by looking. If it was built before 1987, it might. If it was built after 1986, it is much less likely. The only way to know is a lab test on a small sample, which runs about $50 to $100. That is the first step, and it comes before any quote is final.

What if the test comes back positive?

Then the work belongs with a licensed abatement contractor, not with us. We will say so plainly and will not try to scrape it anyway. Many homeowners with a positive result decide to leave the ceiling intact and paint it, which is often the cheapest safe choice. If you want the material gone, the abatement contractor handles it. How does the removal work?

Wet scraping. The ceiling is misted and left to soak so the texture releases instead of tearing the paper facing. The popcorn is scraped off, then the whole ceiling gets a skim coat to level out the scrape marks and the old texture's bond lines. After that it is retextured or finished smooth.

Why do I have to pay for a skim coat?

Because without it you can see the scraping. Scrape marks, gouges and ridges show through paint, particularly under Florida's low afternoon light. Skipping the skim is the reason some popcorn removals look worse than the popcorn did. It is the one line on a quote I would never cut to save money.

Knockdown works for most older houses. Smooth looks clean and modern, but it only looks good if the board and joints underneath are in good shape. Ask for photos of finished ceilings so you are comparing real ones.

Can you match the texture I already have?

How long does it take?

How messy is it, and can I stay home?

Wet scraping is cleaner than dry scraping. We use plastic, zip walls and a HEPA vac on every interior job, not a bedsheet over the doorway. Most people stay home, though the rooms being worked on are off limits for a few days. Anyone with breathing problems should plan to be elsewhere during scraping and sanding.

Do I have to move my furniture?

Clear what you can. Anything left in the room gets covered and takes more time to protect. Heavy furniture can be pushed to the centre and wrapped. Take the pictures, curtains and fragile items out of the room entirely.

Will it need painting afterwards?

Yes. We leave the ceiling textured or smooth and ready for paint, because we do drywall only. It is not the sideline to a painting business.

Can I cover the popcorn with new drywall instead?

Sometimes, usually when the texture tested positive or the board underneath is too rough to skim. It costs you ceiling height and means moving fixtures, and the popcorn stays above the new board. Will insurance pay for it?

When should I not hire anyone?

Leave it alone when it is intact, clean enough, and tested positive. Leave it alone if you like it. And do not hire anyone to scrape a pre-1987 ceiling that has not been tested. If the ceiling has an active leak, fix the leak first.
