Which Materials Actually Last for Garage & Lanai Drywall in Florida

The board that lasts in a Florida garage is 5/8-inch type X on the wall and ceiling shared with the house, standard board elsewhere if it stays dry, and moisture-resistant board on exterior-facing lanai walls. Garage drywall cost starts from $1200 per garage, and most of the difference between a job that lasts and one that does not comes down to a handful of material choices, not the price on the quote. Here is what holds up, what does not, and why.

What does heat and humidity do to drywall here?

Gypsum board is cheap, strong and flat, but it is paper and plaster, and it drinks water. Central Florida gives it a hard time in three ways. Humidity stays high most of the year, so a wall in an open or poorly sealed space picks up moisture slowly. Garages swing in temperature, and a hot garage that is then cooled by an open door or a rainstorm moves moisture around. And a lanai is an outdoor room that someone has closed in, so the wall assembly behind the board is often not built the way an interior wall is.

None of that means drywall does not work here. It means the board, the compound and the paint need to match the wall they are going on.

Is moisture-resistant board the answer for a lanai?

Partly. Moisture-resistant board handles humidity better than standard board, and we use it where it belongs on lanai enclosure drywall jobs. But no board fixes a wall that is built wrong. If there is no sensible moisture control behind it, the board just takes longer to fail. We will say where we think a vapour problem is being built in rather than solved, because the best material in the world over a damp wall is still a damp wall.

For anything that gets wet on a regular basis, such as a wall next to an outdoor shower or a spot below a leaking window, drywall of any kind is the wrong answer until the cause is fixed.

Does the tape and compound matter as much as the board?

More than people expect. The board rarely fails first. The joints do. Paper tape or mesh, the compound under and over it, and how many coats go on and how long each dries are what decide whether a seam is still invisible in two years or has cracked along its length.

  • Taping. Joints on the fire-rated areas need to be finished, not just screwed up.
  • Compound coats. Thin coats that fully dry beat thick coats that are rushed. In Florida humidity that takes patience.
  • Fasteners. Screws set slightly below the surface and covered. Pops come from board that moved or screws that were not set right.

What about texture and paint?

Texture is a finish, not structure, but it affects how long the wall looks right. If the garage adjoins finished space, we match the house texture, whether knockdown or orange peel. It is the part most handymen skip and the reason you can still see their patch a year later. If the garage is purely a garage, we leave it clean and simple, because there is nothing to match.

Paint matters most in humid spaces. A primer and a paint suited to the room protect the paper face of the board, and an unpainted or badly painted wall is where moisture first gets in. We do drywall only, so choose a painter who knows the space, and let the final coat of compound dry fully before they start.

What quietly fails?

  • Standard board on exterior-facing lanai walls.
  • Board hung over a wall with an active leak.
  • Joints left raw on the fire-rated wall.
  • Thick, rushed compound that cracks as it dries.
  • Board stored or hung while still damp from a storm.

Is it worth paying more for better materials?

For the house wall and for lanai walls, yes, because the rule and the humidity do not leave much choice. For a dry garage wall that nobody sees, standard board finished properly is fine, and spending more is paying for something you will never notice.
