Will Insurance Cover Popcorn Ceiling Removal?
For most homeowners the answer is no. Insurance does not pay for popcorn ceiling removal when you simply want the texture gone, because that is an upgrade, and the popcorn ceiling removal cost comes out of your pocket. Insurance can pay when a covered event, like a sudden pipe burst or storm damage to the roof, ruined the ceiling and the popcorn has to be repaired or replaced as part of fixing that damage. Everything else falls under maintenance or improvement.

When is popcorn ceiling removal covered by insurance?
Homeowners policies generally cover sudden and accidental damage from a named or listed cause. For a ceiling, that usually means:
- A supply line, water heater or AC drain pan that failed suddenly and soaked the ceiling below.
- A storm that damaged the roof and let rain into the attic and through the drywall.
- A fire or smoke event.
- A tree or limb coming through the roof.
In those cases the insurer is paying to put the ceiling back the way it was. If the popcorn is stained, sagging, or soaked, repairing or replacing the drywall and re-texturing is part of the loss. Whether that means they pay to take off the popcorn on the whole ceiling, or only patch the damaged section, depends on your policy wording and the adjuster. It is not automatic either way.
When is it maintenance instead?
Insurers separate sudden damage from wear, neglect and cosmetic choices. These are normally on you:
- Popcorn that is yellowed, dusty, flaking or just out of style.
- A stain from a leak that dripped for weeks or months before anyone fixed it. Many policies exclude long-term seepage.
- Cracks and sagging from age, settling, or poor original taping.
- Removal you want to do before a sale, a rental turnover, or a repaint.

What does a claim usually look like?
The details vary by company, but the pattern is similar:
- Stop the damage and document it. Shut off the water, tarp the roof if you safely can, and take dated photos before anything is moved.
- Call your agent or the claims line. Ask about your deductible before you file, because many repairs on a single ceiling come in under it.
- An adjuster inspects. They write an estimate for what they consider covered. It is often lower than a contractor's number, particularly if you want a texture match.
- You get a contractor's quote. If the two numbers differ, send the adjuster the itemized quote and ask what the difference is.
- Repairs and payment. Payment is commonly made in stages, and your policy may pay less up front for older materials depending on how it values them.
Two cautions. A claim can affect your premium or renewal, so it is worth weighing a small ceiling repair against filing. And if your deductible is $1,000 or more, a one-room fix often does not clear it.
What about asbestos in the popcorn?
If your house was built before 1987, the popcorn may contain asbestos, and a lab test on a sample costs roughly $50 to $100. Testing is the first step before anyone scrapes. We do not scrape untested pre-1987 ceilings, and if a test comes back positive, that work belongs with a licensed abatement contractor, not us.
On the insurance side, pollutant and asbestos wording is where policies differ most. Some exclude it outright. Others cover abatement only when it is a necessary part of repairing a covered loss. Ask your agent that specific question in writing before you file. This matters in the older ranch-style homes common around Clermont and Leesburg, where 1965 to 1986 construction means asbestos is a real possibility. How much does it cost if insurance does not pay?
Cost depends on ceiling size, ceiling height, whether the room is furnished, and the finish you choose. Our removal starts from $2 per square foot, which covers wet scraping, a full skim coat and a retexture or smooth finish. A rough way to see how it scales:

Should you file a claim for a ceiling that is partly damaged?
Sometimes, but not always. If water came through a section and you want the repair paid for, file and let the adjuster scope it. Be ready for the matching question: patching one area of a textured ceiling is easy, but blending a ceiling retexture so the repair is invisible is skilled work, and the adjuster's estimate may not budget for it. Photograph the whole ceiling before repairs so you can show the original texture.

When should you not hire anyone yet?
Hold off if the ceiling is still wet, the leak has not been found, or the asbestos test has not come back. Scraping or sanding over an active moisture problem just hides it, and the texture will fail again. Also hold off if you have an open claim: do not tear out damaged material before the adjuster has seen it unless you are stopping further damage, and keep photos of everything you remove.
