Do You Need a Permit for Drywall Repair in Lake County?
For ordinary drywall repair in Lake County, such as patching a hole, fixing a crack or redoing a failed patch, you generally do not need a permit. A bigger job, one that opens up walls for wiring or plumbing, changes structure, or rebuilds after major damage, can. We are not the permit office, so for anything beyond a patch the answer is a short call to the building department that covers your address. Here is how to work out which side your job falls on.
What counts as repair and what counts as construction?
Building departments draw a line between maintenance or cosmetic work and alterations. Patching existing drywall puts back what was already there. It does not add a wall, move a wall, change structure or touch the systems inside the wall.

Treat that table as a guide, not a ruling. Rules differ, and the department's answer for your address is the one that counts.
Who decides where I live?
That depends on your address, which is why we do not want to give a blanket answer. Some cities in the area run their own building department. Others fall under Lake County. Minneola, Clermont and Groveland are all in Lake County, but that does not mean the same office issues permits for each. Ask which office covers your street, and look at your property address, not just the mailing city.
It is worth being careful about county lines. A job in Winter Garden is in Orange County, and Orange County and its cities set their own requirements. A Lake County answer does not carry across. We work on both sides of the line, and we tell people to check their own jurisdiction rather than rely on a neighbour's experience.
When is an inspection triggered?
An inspection happens when a permit is pulled, and a permit is pulled when the work needs one. Plain patching does not normally trigger either. Inspections are more likely when the project involves:
- electrical or plumbing changes inside the wall
- structural changes such as removing or relocating a wall
- fire-rated assemblies being altered
- larger rebuilds after storm or water damage
If you are selling, an inspector may also notice unpermitted work after the fact, and that is a different problem from needing a permit for a patch. If you are unsure whether earlier work on the house was permitted, ask the building department for the permit history on the property.
What does a permit cost, and how long does it take?
We will not guess, because fees and times vary by jurisdiction and by the size of the project. The department can tell you the fee schedule, and most can tell you how long review is running. What about the fire-rated wall in a garage?
If the repair is on the wall between garage and house, or on a ceiling under living space, treat it with care. Those are fire separation assemblies, and that generally means 5/8-inch type X board with finished joints. A small patch should be made to the same standard, not filled with whatever is to hand. If the damage goes through the board, or you are replacing a large section, ask the building department what they expect before you start.
Do I need a permit if a plumber or electrician cut the wall open?
The plumber or electrician usually deals with the permit for their own work. The drywall that closes it up afterwards is a patch. We repair what they cut: back to sound board, properly backed, taped and coated in three passes, and textured to match. When should I not hire anyone?
If the "repair" is really a structural question, a hole that goes through to a damaged stud, a wall that moves, or a crack that keeps coming back and widening, do not patch it. Get the cause looked at first. And if a contractor tells you no permit is needed for work that clearly changes walls, wiring or plumbing, ask them to put that in writing or check with the department yourself.
