Drywall repair for a rental or a flip uses the same method as any other job, but the budget is tighter, the clock matters more, and the people judging the result are a buyer, an inspector or the next tenant. What changes is how you plan it. What does not change is that the patch still needs backing, three coats with drying time and texture that matches the wall. What changes for a rental turnover?
Tenants leave behind a predictable list: doorknob holes, anchor holes from TV mounts and shelves, dents from furniture, and the odd larger hole. A turnover job tends to be several small repairs across a unit rather than one big one.

What changes for a flip?
A flip is judged by strangers with a flashlight. Buyers walk through, and inspectors look at walls and ceilings in side light, which is the light that shows every patch outline. Three things matter more in a flip than in a long-term home:
- Texture matching. A smooth patch in a knockdown or orange peel wall reads from across the room, and it tells a buyer that other corners were cut. Texture matching is the part most handymen skip.
- Cracks over doors and windows. Buyers read these as foundation trouble even when they are cosmetic. A proper drywall crack repair opens the crack, tapes and coats it, and matches the texture, rather than painting over it.

On a flip, do the structural and moisture checks first. If a crack is widening or a ceiling has a stain, fix the cause before the repair. A patch over an active problem is a cost you pay twice, and a buyer's inspector will find it.
Where can I cut corners, and where can I not?
You can reasonably:
- Skip repainting rooms that are not affected, if the colour is still fine.
- Leave a few tiny nail holes for the painter to fill with spackle.
- Combine repairs into one visit to cut the number of trips.
You cannot sensibly:
- Skip backing and use mesh tape over a hole. It shows later, usually after the tenant or buyer is in.
- Rush a large patch into a single trip. Mud that has not dried shrinks and shows an outline.
- Skip the texture, because it is what makes the repair disappear.
None of the above is a luxury. It is the difference between a repair that is invisible at handover and one that returns in the first inspection.
How do I get a price on several repairs?
Text photos of each spot with a note on which room it is in, and whether it is wall or ceiling. Photo estimates mean you get a price without booking a two-hour appointment window, which matters when you manage several units or a flip with other trades waiting. What about dust in an occupied building?
If a unit is occupied, or the next tenant is moving in, dust is a real concern. On every interior job we use plastic, zip walls and a HEPA vac. It keeps the dust out of the rest of the unit and makes the final clean quicker, which is useful when you are trying to turn a property fast.
When should I not hire a drywall crew at all?
When the damage is tiny. A pinhole or small nail hole in a smooth wall is a job for a painter with spackle, and for a rental it is usually part of the paint prep.
