How to Hire for Ceiling & Water Damage Repair Without Getting Burned
To hire well for water damaged ceiling repair, ask who is fixing the source, whether the wet board is cut out back to dry framing, what happens to the insulation above, how many coats and visits the job takes, and whether the texture is matched. A good answer to all five means a repair that stays fixed. Vague answers on any of them are how people end up paying twice. What should I ask, and what should the answer sound like?

Why does the source question matter most?
Replacing drywall before the source is fixed is money thrown away. The usual culprits in this part of Florida are a roof leak, an AC condensate line that has clogged and backed up into the air handler pan, or a supply line in the attic. A drywall contractor who does not ask about the source, or who tells you it does not matter, is selling you a ceiling that will stain again. Equally, a drywall contractor who says "it's the roof" without a basis is guessing. The honest answer is sometimes "I do not know, get the leak found first."
Roofing, plumbing, electrical and AC work are separate trades with their own rules. Ask whoever does that work for their credentials and proof of insurance. For the drywall step, get a written quote that says what is covered.
Which answers should end the conversation?
- "We'll paint over it." Paint hides a stain for about three months, then it bleeds back, because the stain is inside the board and the paper facing has usually lost its bond.
- A big patch in one trip. Taping and coating takes three passes with drying time. One thick pass shrinks and shows an outline later.
- No mention of texture. Nearly every home here has knockdown or orange peel, and a smooth patch overhead shows in side light from across the room. This is the step most handymen skip.
- Pressure to decide on the spot. A real quote from photos does not expire in an hour.
- A sagging ceiling treated as routine. Saturated half-inch board holds a surprising amount of water. The room underneath should not be used until it is dealt with.
What should I get in writing?
Before work starts, ask for:
- The area being repaired, and where it is.
- What the price includes: cut-out, new board, tape and coats, texture, cleanup.
- Whether painting is included, or left for you.
- How many visits to expect.
- What happens if more wet board or insulation is found when the ceiling is opened.
- What the dust control plan is.
A price that depends on what is found above the ceiling is honest. A fixed price on a ceiling nobody has looked behind may not be.
Is a photo estimate good enough?
For most ceilings, yes. A clear photo, a note on where it is and what you know about the cause lets us give you a price without booking a two-hour appointment window. Does hiring a painter or handyman work?
Sometimes, for the paint-only job on an old, dry, unchanged stain where the source is fixed. Not for a cut-out. We do drywall only. When the source has not been found or fixed. Hire the roofer, plumber or AC technician first, let the area dry, and then repair the ceiling. If the stain is old, unchanged and the board is firm, a stain-blocking primer and a repaint may be all it needs.
