How to Hire for Garage & Lanai Drywall Without Getting Burned
Hire the contractor who can tell you, in plain words, what board goes on each surface, how many coats go on the joints and how the lanai moisture issue is handled. A price alone will not tell you anything. Garage drywall cost starts from $1,200 per garage with us, but the number that counts is the one with a written scope behind it. This is what to ask, what answers should worry you, and what to have in writing.
What should I ask before anyone touches the garage?
Ask these, and expect specific answers:
- What board goes on the wall between the garage and the house, and the ceiling under living space? The right answer is generally 5/8" type X with finished joints. "Whatever's cheapest" or "same as everywhere else" is the wrong one.
- How many coats of compound go on the joints, and what finish level? One coat is not enough.
- How will you control dust? We use plastic, zip walls and a HEPA vac. A bedsheet over the doorway is not dust control.
- If the garage adjoins finished space, how will the texture match? Matching knockdown or orange peel is the part most handymen skip and the reason you can still see their patch a year later.
- How long will it take? Most single garages finish in two to three days including drying time. Much faster than that, ask what is being skipped.
- Who is actually doing the work? The person who quotes may not be the person who shows up.
What answers should worry you?

Never pick on the lowest price alone. A bid that undercuts the others by a lot has usually left something out. What about licences, insurance and references?
Do not treat a licence number as proof of quality. Ask instead for things you can check:
- Insurance. Ask what they carry and whether they can show proof. A dust and finishing job inside your home has real ways to go wrong.
- Recent examples. Ask for photos of finished garages or lanais, not just stock images. For references, call and ask what happened when something went wrong, not just whether it went well.
- A name and a number. You should know who to call after the job.

What does a lanai change about hiring?
A lanai is where a careless contractor does the most damage. An enclosed lanai sits in a high-humidity wall assembly, so standard board on an exterior-facing lanai wall is asking for trouble. Ask any contractor:
- What board will go on the exterior-facing walls, and why?
- What do you look at behind the wall before you board it?
- If you find moisture or a bad assembly, what do you do?
A good answer includes moisture-resistant board and a willingness to say when a vapor problem is being built in rather than solved. A bad answer is "board is board." We use moisture-resistant board where it belongs and will tell you where we think something is wrong, even if that makes the job smaller or sends you to another trade first.
What should be in writing?
Get these in the agreement before work starts:
- The surfaces being done: walls, ceiling, which ones.
- Board type for each surface.
- Coats and finish level.
- Texture: none, or matched to the house.
- Dust control method.
- Start date and an expected number of days.
- Price, payment stages and what is not included, such as painting or electrical work.
- What happens if hidden problems turn up behind the studs.

What do I do the day it is finished?
Walk it with a flashlight held flat against the wall. Raking light shows joints, ridges and tape lines that overhead light hides. Check the house wall for gaps around penetrations and make sure the ceiling joints are finished. Do this before the final payment, not after.
