The Best Time of Year for Ceiling & Water Damage Repair in Central Florida
The best time for water damaged ceiling repair in Central Florida is whenever the source of the water has been fixed, and for a sagging ceiling that is right now. Season only matters for the finish: the drier months make drying times shorter and more predictable, and the wet season makes them longer. Our ceiling and water damage repair starts at $350 per ceiling area in any month.
Does the time of year change the price?
Not our price. The $350 starting point per ceiling area does not move with the calendar. What changes with the season is how much the job takes, and that comes from the size of the cut-out, whether the insulation above is wet, the texture and access. A wet-season ceiling is more likely to have damp insulation above it, and that is extra work.
How does the wet season change the job?
Central Florida's rainy months run through the summer and into early autumn, with afternoon storms, and hurricane season officially runs from June 1 to November 30. Three things follow:
- Leaks appear. A roof that is fine in a light drizzle can leak in wind-driven rain. Most of the fresh brown rings show up after the heaviest rain.
- Drying is slower. Wet board, joint compound and texture all dry slowly in high humidity. Tape and compound still need to dry between coats, and we do not skip that, so the job takes longer on a damp day.
- The AC is working hardest. A clogged condensate line backs up in the hottest weeks, when the unit is making the most condensation. A stain under the air handler often appears in summer for that reason.
Is winter the better time?
In general, yes for the finishing work. The cooler, drier months give shorter and more predictable drying between coats, and dust and texture behave better. That does not mean you should wait for winter. If the ceiling is wet or soft, it gets worse while you wait.

Should I wait for hurricane season to end?
If your roof is sound and the source is fixed, no. If a storm already damaged the roof, the roof comes first. A fresh ceiling under a damaged roof can take the same water the old one did. Roofers can have long waits after a storm, and we cannot predict how long yours will be. Ask them for a date, then book us for after.
If you have a roof leak and a stained ceiling, put a bucket under any drip, take photos and keep the roofer's invoice. The order is roof, then ceiling.
What if the ceiling is sagging?
Do not wait for a better season. If the ceiling is sagging or the paper is peeling when you touch it, stop using the room below it and call. Saturated half-inch board holds a surprising amount of water and can drop all at once. That is true in January and in August.
Does season affect the wet insulation above the ceiling?
Yes. In the humid months, wet blown-in insulation tends to stay wet, because the attic air is already damp. Wet blown-in insulation will re-stain a brand new ceiling, so we check it before closing the ceiling up. In the drier months, a small amount of dampness can sometimes dry in place, but we still look. How far the water travelled and how long it sat decide the answer, not the month.
When is it worth waiting?
There are two cases:
- The source is not fixed yet. A roof leak, a clogged AC condensate line or an attic supply line must be dealt with first. Replacing the drywall before the source is fixed is money thrown away. The clogged drain is more common than people expect.
- A roof or AC replacement is booked. Let them finish. They will be walking around that area, and a fresh ceiling is vulnerable.
